At High Tide Home Watch Services, we prioritize quality and offer a range of services for all residential properties. We believe in transparency and do not charge any initial start-up fees for our services. Whether you own a vacation property, are a seasonal homeowner, or frequently travel, we have you covered. We can't stress enough how important it is in Southwest Florida to keep your humidity levels below 50% and keeping your temperature between 76-78 degrees. Our basic home watch service is performed using the water zone method. It includes cycling water in all areas of your property to detect any leaks, flushing and brushing toilets, checking humidity levels, conducting a thorough visual inspection of the interior and exterior of your home, and collecting your mail and packages safely. We provide digital reports after each visit that contain images, date, time, and GPS coordinates. If we notice any issues during our inspection, we will immediately communicate them to you. Moreover, we report any deficiencies we observe with your vendors and can add water to your pool or spa if the water levels are low.

All property keys are securely locked in a key cabinet when they are not in use. Each key has a unique code on it, and only your home watch professional has access to this information. We do not put any address or personal information on the key tags to protect your privacy and property.

We suggest having home watch inspections at least once every two weeks. It's important to note that most insurance policies require someone to be present in the home every 14 days. We recommend speaking with your insurance agent to make sure that your policy requirements are being met. Home watch services are crucial to prevent any issues that may arise when homes are unoccupied. We offer a variety of service frequencies and can tailor our services to meet your specific needs.

Home Watch Check List

Upon Arrival

Exterior check of grounds, landscape, pests, lawn, and sprinklers
Remove newspapers, flyers, check the mailbox
Visual check of outdoor light fixtures
Visual exterior check including roof (from the ground), screens, windows, AC units, fence
Turn water ON
Enter the home, disarm the security system, if appropriate

Interior Check

Check all windows and doors for damage and ensure they are locked
Visual check for signs of water damage, microbial growth, and mildew
Cycle the water: brush and flush toilets, run water in sinks (including garbage disposal), tubs, and showers
Short cycle dishwasher and washer
Check the water heater – it should be turned OFF at the circuit breaker or on Vacation Mode when the water main is OFF. If there is a Recirculation Pump, that should be OFF. The procedure varies by type of equipment
Check for signs of insects, pests, and rodents
Check closets, pantry, and storage cabinets
Verify AC and humidistat settings; adjust as necessary
Check refrigerator, freezers, and wine coolers for proper temperature and operation
Check circuit breaker panels
Check garage (including trash) and make sure the door to the garage is locked

Lanai and Pool Area

Check water level and condition of water
Check equipment and pool control panel
Check screen door, screening, and cage structure

Departure

Enable security system, lock doors
Turn OFF water supply

Shut off water to the house
Turn off breaker to water heater or put your water heater on vacation mode.
Empty all perishable from your refrigerator and pantry.
Take all the trash out.
Check washer and dryer, make sure they are empty and open doors.
Check dishwasher, make sure it is empty and open door.
Set Thermostat to 76-78 degrees.
Have mail put on hold or forward.
Lock all windows and doors.
Make sure High Tide Home Watch Services knows your departure date.

Vehicles stored in garage, please do the following:

Set the air vent to recirculate
Vehicle windows should be closed

** We don’t recommend using any moisture extraction product, such as Damprid.
